Reasons to Consider a Roof Replacement
There are several things you want to consider about your roof when making your decision. Pay attention to these items so that you can make an intelligent decision.
• The Roof's Age
One of the essential factors in the roof repair vs. roof replacement decision is the roof's age. It is clear to everyone that roofs don't last forever. If your roof is reaching the end of its life span, you can only expect the damage to get worse, even after a repair. Different roofing materials have various life expectancies.
The life of a roof is how many years you get out of it. For a standard 3-tab asphalt shingle roof, the average lifespan is anywhere between 15 to 25 years. However, depending on different climate conditions throughout those years, your roof can start to fail prematurely. Hence, if you have an asphalt roof that is over 15-years old asphalt roof, it probably makes sense to look into replacing the entire thing.
• Roofing Damage
How much damage is there? Are there just a couple of missing or damaged shingles, or are you experiencing leaks? How widespread is the damage? Is it concentrated in one specific area, or do you notice damage in multiple locations?
Suppose you have already dealt with some minor problems such as leaks or missing shingles. In that case, your roof might be giving you signs of deterioration and is likely to suffer more severe damage when harsh weather impacts your area. Therefore, we recommend getting ahead of any potential problems and replace your roof before the end of its life.
• The Roof's Appearance
Your roof may only have minimal damage but look atrocious. In that case, a new roof might be a good idea, especially if you plan to sell your house in the short or medium term.
If you are considering selling your house in 2 to 5 years, you're probably going to have to replace the roof to put your home on the market. So the wisest thing would be to consider replacing it now, enjoy it as much as you can, and then get your investment back with the curb appeal when it's time to sell.

What Happens During a Roof Replacement?
Roof Tear Off
Some shady contractors will suggest that you put another layer of shingles over your current layer instead of roof replacement because it's cheaper like that. Yet, we generally do not recommend this as it can cause you significant and expensive problems later on.
In the Metro Atlanta heat, every additional layer of shingles you put on will halve the lifespan of your roof: 20-year shingles are suddenly only good for ten years when you install them over existing shingles which is a needless expense. Additionally, beware that no warranty will cover a roof that gets installed this way.
Roof Tear Off
After the old shingles get torn off, we sometimes discover that the decking or plywood under your shingles has begun to rot or became loose and needs to be re-nailed.
If this problem does not get fixed, the loose nails will pop out to create holes in your new shingles, which can lead to a significant water leak. Skilled roofers will take their time to repair rotted, loose, or worn-out roof sheathing. At Pro Roofing & Siding, we make sure to inspect each piece and replace it as necessary, both for our crew's safety and the integrity of your roof replacement.
Reshingling and Flashing
Once the decking is solid, we install underlayment and a water barrier, as needed. Then, new shingles get laid over the entire surface.
We also flash or seal around chimneys, vent pipes, and any other protrusions, as well as installing drip edges above your gutters.
Inspection and Lien Release
When the project is complete, we will walk you through the final inspection and answer any questions you may have. Once we know that you are satisfied with our work and have received payment, we will release you a signed lien.
At this point – you are ready to enjoy how gorgeous your house looks with the new roof!
